Valuation

We come to see the property in person, review the building file with you, and discuss its history. Within two weeks you receive a written valuation — not an algorithmic estimate, but a substantive assessment with comparable sales from the quarter.

II.

Mandate

If you choose us, we sign a clear mandate with a defined term. We work exclusively — that is the only way we can invest the necessary effort in research, photography, and buyer due diligence.

  • Written mandate with explicit commission
  • Exclusivity for at least six months
  • Single named broker — no rotating account managers
  • Preparation of exposé, photography, floor plans, energy certificate

III.

Marketing

Together we decide whether to list publicly or to broker discreetly via our off-market list. Both routes have advantages — we recommend honestly which is more appropriate in each case.

  • Photography by a leading Musterort architectural photographer
  • Off-market distribution to ca. 2,400 pre-vetted subscribers
  • Optionally: public exposé on the major portals
  • Viewings conducted personally — no mass appointments, no „open house"
  • Buyer financial vetting before each serious offer

IV.

Completion

We attend the notary appointment in person. We work with three Musterort notaries we have known for years — if you have no preference of your own, we are happy to recommend. We remain available afterwards for questions about the property.
